A full home inspection that reads the whole house
Roof to foundation, every accessible system documented in a clear, photo-mapped report — delivered within 24 hours, written for the buyer, never the seller.
A full home inspection is a top-to-bottom visual assessment of a Hastings home's structure and major systems, documented in a clear, photo-rich digital report. Hastings ranges from pre-1900 limestone homes downtown to new builds north of town, so every inspection is calibrated to the house actually in front of us — not a generic checklist.
Following the InterNACHI Standards of Practice, we examine the roof, exterior envelope, foundation, basement or crawl space, electrical, plumbing, heating and cooling, attic, and the interior — top to bottom. The goal is simple: give you an honest, prioritized picture of the home's condition before you are committed to it. We are independent and work only for you, the buyer, so nothing is softened to protect a deal.
Every visit uses the same diagnostic tools regardless of price point: thermal imaging to find hidden moisture and missing insulation, a moisture meter to confirm suspect areas, and a sewer-scope camera when the lateral line is a concern — important on older downtown homes near 2nd and Sibley where clay tile sewers and tree roots are common. You are welcome to walk along, ask questions, and watch what we find.

What a full inspection covers.
From the ridge of the roof to the footing drains, here is what we put eyes — and instruments — on during a standard visit:
- Roof covering, flashings, valleys and signs of past ice damming
- Exterior siding, trim, grading and drainage away from the foundation
- Foundation, basement or crawl space, sump pump and moisture intrusion
- Electrical service, panel, breakers, and a sampling of outlets and GFCI protection
- Plumbing supply, drains, water heater and visible shut-offs
- Furnace, central air, ductwork and overall HVAC operation
- Attic insulation, ventilation, framing and signs of past leaks
- Interior walls, ceilings, windows, doors and a representative test of fixtures

Why it matters in Hastings.
Hastings sits on the Mississippi in Dakota County, and that setting shapes what we look for. River-bluff lots and high water tables make basement moisture, sump performance and footing drainage a recurring theme — so we pay close attention to grading, downspout extensions and any staining on foundation walls. The older housing stock downtown brings limestone foundations, balloon framing and outdated wiring that deserve careful, honest framing rather than alarm.
Dakota County is also a radon Zone 1 area, meaning the EPA predicts elevated indoor radon levels. A full inspection is the natural moment to discuss radon testing and review whether any mitigation system already in the home is installed and venting correctly. If you are buying a century-old property, our historic home inspection sets realistic expectations for those original systems, and the optional radon testing page explains how a measurement fits alongside the inspection.
Whether it is a 1890s home near the river or a newer build on the north side, the report you receive is specific, prioritized and yours to keep — a record of the home's condition on the day we saw it.
