How to read findings, severity and photos — and turn them into decisions, not anxiety.
A good inspection report is not a list of reasons to panic. It is an organized, photographed record of a home's condition, written so you can make decisions. Here is how to read yours.
Severity is not all-or-nothing
Most findings fall between "perfect" and "deal-breaker." A worn caulk joint and an active foundation leak are both findings, but they are not the same finding. We flag what is a safety issue, what is a near-term cost, and what is routine maintenance — so you can weight them appropriately.
Use the photos
Every significant finding is photographed. The photo tells you where it is, how bad it is, and gives a contractor or the seller a clear reference. When in doubt, look at the picture before you react to the words.
Turn it into decisions
The report exists to inform three choices: proceed as-is, negotiate, or walk. We are glad to walk through it with you and explain what we would want to know if it were our purchase — without telling you what to do, because that decision is yours.
